Villa 14 Steyn City is a turnkey design and build residence by SPS Arch & Design: sculpted concrete planes anchored by a monolithic stone hearth, gathered beneath a cantilevered black roofline set with recessed linear lighting. Full height glazing draws the parkland light deep into the plan across two storeys.

The offer is a single contract. Land, architecture, engineering and construction are delivered together at one fixed price, so the buyer commissions a complete home, from foundation to fountain, without separate land or build negotiations. The project is ready to commence. Villa 14 Steyn City will be complete and offered turnkey by the end of March 2027.

The street elevation reads as a composition of grey concrete planes and natural stone, two double garages set either side of a double volume glazed entry. Within, an entry water feature carries a sculptural metal artwork beneath a statement chandelier, framing arrival.

A floating staircase rises against the stone hearth wall that anchors the plan. The material palette holds throughout, sculpted concrete, natural stone and glass, inside and out, with four car garaging across two separate double garages.

At the rear, the living pavilion opens fully to a covered lounge and a raised entertainment terrace. Double volume glazing dissolves the line between the reception rooms and the garden, and covered terraces extend the living space on every face of the house.

Beyond the terrace, a linear pool runs the length of a manicured lawn beneath the cantilever's V column. Five bedrooms are each served by their own en suite bathroom, with a home theatre, staff accommodation and a rooftop planter terrace completing the brief.
